If you seek to prematurely terminate the tenancy agreement within the fixed term, an agreement must be obtained via all parties (the landlord, the tenant and the agent) with signed consent. It is important to note that you (the tenant) are liable for rent (payable to the landlord) during the period up to the date that the new tenancy commences. Should the Landlord agree to any request by you to terminate the Agreement prior to the expiry of the fixed term, then you (the tenant) agree to pay an administration fee equitable to two month's rent + VAT to Thomas Connolly Estate Agents Ltd for all costs associated including (not limited to) re-marketing, referencing process, drafting contracts, a new inventory, registering deposits etc. |

Thomas Connolly Board |
If a Thomas Connolly ‘to let' or ‘let by' sign is erected outside of the property, the agent agrees to collect the board by an appointed contractor. If the board is maliciously damaged or removed or discarded by the tenant then an invoice of £25 + VAT will be raised to cover the cost of a replacement board and if necessary, deducted from registered deposit. |
