EPC (Energy Performance Certificate)
As of 1st October 2008, the law requires that all tenancies created after this date have a valid Energy Performance Certificate (EPC). The EPC reports the energy efficiency of your property and once conducted is valid for up to 10 years. We are unable to sign tenancy agreements and allow tenants to move into the property unless we have a valid copy of the EPC. We can provide an EPC to Landlords at a cost of £90.00 inc. VAT. If you already have a valid EPC for the property, please confirm if you are able to provide us with a copy (prior to the tenant moving in) or if you require us to organise one for you (charges set above).
Gas Safety Certificate
The Letting of a property is now closely Regulated with respect to consumber safety. The law makes particular demands regarding the safety, servicing and inspection of the gas and electric appliances and installations within a property and with respect to the safety of furniture and soft furnishings provided. Thomas Connolly can obtain a Gas Safety Certificate prior at a cost of £90.00 inc. VAT.
