Termination Fee | 4 months’ rent. | Terminate the contract following a successful rental of the property by us (and we are not in significant breach of the contract) after the 14-day cancellation period has expired and before it is completed, you agree to pay a fixed charge equivalent to 4 months’ rent. (PER PROPERTY). |
Instruct another agent during the period of instruction on a sole agency basis | £300.00 + VAT | (As set out in the confirmation of marketing) and such other agent negotiates and arranges a tenancy of the property, you agree to pay an administration charge of £360 incl. VAT as a contribution towards the administration and marketing costs incurred by us. |
Withdraw from entering into a Tenancy once agreed | £300.00 + VAT | Withdraw from entering into a tenancy after instructing us to proceed you agree to pay an administration charge of £360 incl. VAT as a contribution towards the administration and marketing costs incurred by us. |
Sell the property with a Tenant in Situ | £FULL FEES + VAT | Sell the property with the tenant in occupation you will remain liable for all Rent Collection fees and Full Management fees agreed (as set out in the confirmation of marketing) for the period of the tenancy. |
Sell the property with a Tenant in Situ | 1.5% of contract sale price of property + VAT | Sell the property with the tenant in occupation you will remain liable for 1.5% of contract sale price Plus VAT. |
Paper copies of Statements | £2.50 + VAT Per Month | If you would like paper copies of statements of account, these can be provided, and you agree to pay a fixed charge of £2.50 Plus VAT per month. |
Tax payer NON UK Resident Landlord | £68.00 + VAT each quarter | If are a UK tax payer not resident in the UK and do not have an approval number (the approval number shown on a notice of approval to receive rent with no tax deducted issued by Her Majesty’s Revenue and Customs (“HMRC”) under the Non-Resident Landlords Scheme) you agree to pay a fixed charge of £68 Plus VAT each quarter for tax retention and completion of the documentation required by HMRC. |
Provision of the required gross annual income and expenditure statement to HMRC | £30.00 + VAT | If are a UK tax payer not resident in the UK we will charge and you agree to pay a fixed charge of £36 incl. VAT for the provision of the required gross annual income and expenditure statement to HMRC. |
Gross Income and Expenditure statement | £70.00 + VAT | A statement showing gross income and expenditure for the year, this can be provided and you agree to pay a fixed charge. |
Court or Tribunal attendance | £150.00 + VAT per day or part thereof | Require our attendance at Court or any Tribunal, this can be provided and you agree to pay a fixed charge cost. |
Extra Property Visits | £39.00 + VAT | If requested in writing, extra visits to the property during a tenancy, these can be provided and you agree to pay a fixed cost. |
Wait at Property | £50.00 + VAT Per Hour | If require us to wait at a property, for a contractor appointed by you, this can be provided and you agree to pay a fixed charge of £60 incl. VAT per hour or part thereof. |
Property Refurbishment | 10% + VAT of the total cost | Instruct us in writing to undertake partial or total furnishing or refurbishment of the property, this will incur and you agree to pay a fixed charge of 10% Plus VAT of the total cost of furnishing or refurbishment of the property. |
Key Cutting | £25.00 + VAT per Key | If require key cutting, this can be provided and you agree to pay the appropriate cost per key plus the fixed cost. |

EPC (Energy Performance Certificate)
As of 1st October 2008, the law requires that all tenancies created after this date have a valid EPC Certificate.
Gas Safety Certificate
The Law makes particular demands regarding safety, servicing and Inspection of Gas Appliances within a property.
