Set Up Costs

|Re-letting (Tenant Find) Disbursement||£250.00 + VAT (20%)||Payable for all subsequent Tenant Find services after the expiry of the original tenant we provided.|
|Tenant Find Move In/Out Service||£50.00 + VAT (20%)||If you wish us (Thomas Connolly) to conduct a Move In / Out inspection.|
|Registration of Deposit Scheme (Tenant Find only service)||£25.00 + VAT (20%)||All Tenant deposits must be registered with a Tenancy deposit scheme. If Thomas Connolly do not see proof that the Landlord is a member of an appropriate scheme prior to occupation, we will have no alternative but to register the deposit and the Landlord will incur the cost.|
|Rent Protection Cover||£195.00 + VAT (20%)||Only available where we (Thomas Connolly) manage the property.|

EPC (Energy Performance Certificate)
As of 1st October 2008 the law requires that all tenancies created after this date that the property has an Energy Performance Certificate (EPC). The EPC reports the energy efficiency of your property and once conducted is valid for up to 10 years. We are unable to sign tenancy agreements and allow tenants to move into the property unless we have a valid copy of the EPC and can provide an EPC to Landlords at a cost of £75.00 + VAT. If you already have a valid EPC for the property please confirm if you are able to provide us with a copy (prior to the tenant moving in) or if you require us to organise one for you (charges as set above).
Gas Safety Certificate
The Letting of a property is now closely regulated with respect to consumer safety. The law makes particular demands regarding the safety, servicing and inspection of the gas and electric appliances and installations within a property and with respect to the safety of furniture and soft furnishings provided. Thomas Connolly can obtain a Gas Safety Certificate prior at a cost of £75 + VAT, if you require a boiler service with a gas safety certificate this would be a cost of £110 + VAT.
