If you seek to prematurely terminate the tenancy agreement within the fixed term, an agreement must be obtained via all parties (the landlord, the tenant and the agent) with signed consent. It is important to note that you (the tenant) may be liable for any loss of rent (payable to the landlord) during the period up to and including the date that the new tenancy commences. Should the Landlord agree to any request by you (the tenant) to terminate the Agreement prior to the expiry of the fixed term, then you (the tenant) agree to pay an administration fee equitable to 2 month's rent + VAT to Thomas Connolly Estate Agents Ltd for all costs associated including (not limited to) re-marketing, referencing process, drafting contracts, a new inventory, registering deposits etc.
Lost or misplaced keys 
Call out charge to gain entry to property for misplaced keys during office hours (9am-6pm) £60.00 inc. VAT during office hours
Alternatively, you can visit our offices to collect keys (if held by Thomas Connolly Estate Agents Ltd) to replicate and return our set within the same working day £0.00 if returned within the same day.  £30.00 inc. VAT if keys returned the following day.  £30.00 inc. VAT per day for each day thereafter
Thomas Connolly Board
If a Thomas Connolly ‘to let' or ‘let by' sign is erected outside of the property, the agent agrees to collect the board by an appointed contractor. If the board is maliciously damaged or removed or discarded by the tenant then an invoice of £30.00 inc. VAT will be raised to cover the cost of a replacement board and if necessary, deducted from registered deposit.
Late Rent/Arrears Charges
Late rent charge (after 3 days) £38.00 inc. VAT
Arrears letter (after 7 days) £38.00 inc. VAT
Arrears visit (after 14 days) £60.00 inc. VAT
Missed Appointments
Missed Inspections/contractor visits - pre booked £60.00 inc. VAT
Checking Out
Failure to return all complete sets of keys to Thomas Connolly Ltd £30.00 inc VAT per day keys are not returned
Tenancies allowing pets must perform a professional end of tenancy clean to include steam cleaning of soft furnishings and fumigation where applicable. POA

You (the tenant(s)) agree to all fees as outlined above. Failure to pay any of our contractual fees may affect the balance of your Deposit at the end of your tenancy.

Please remember to set up a standing order with your bank to make rental payments to the below bank details, always remember when setting up a standing order you must use the first line of your address as a reference for payment. Please check your tenancy agreement for date rental payments are due.
